How it works
From invitation to live calculator
Setup requires a firm owner, your branding, the fees your firm controls, and the address of the page where the calculator will appear. LexSheet handles the rest.
Accept your invitation
LexSheet emails the firm owner an invitation. Sign-in uses a fresh link sent to your address each time, so there is no password for your office to manage, share, or reset.
You’ll need
The name and email address of whoever should own the account.
Set your branding
Firm name, phone number, disclaimer, typeface, and your primary, accent, text, muted, border and alert colors. Upload a logo as PNG, JPEG or WebP up to 512 KB.
Note
SVG logos are not accepted, because an SVG can carry executable script.
Review your firm fees
Your closing fee, title search, lender’s policy, endorsements, e-recording and recording fees, plus the municipal lien fees for each city you serve. A figure outside the expected range raises an advisory warning; it never blocks the change.
You’ll need
Your current fee schedule and the municipal lien fees for your cities.
Preview, then publish
Every change begins as a draft. Review it in the desktop and mobile preview, read any warnings, then publish. Only an owner can publish, and every change is recorded against the person who made it.
Good to know
Nothing entered in the portal appears on your website until it is published.
Add it to your website
Copy the embed snippet from the portal and supply the exact HTTPS address it will appear at. LexSheet approves that address, and no other site can display your calculator.
You’ll need
The exact address, and whoever maintains your site.
Turn on estimate requests
Choose the address that should receive new inquiries. A visitor who requests their estimate by email receives it from your firm, and a copy of the inquiry arrives in your inbox.
You’ll need
The email address that should receive new estimate requests.
The dividing line
What your firm sets, and what LexSheet maintains
Your firm’s fees can be changed at any time from the portal. Florida’s statutory rates are maintained centrally and are not editable at the firm level.
Your firm controls
- Firm name, phone, logo, colors and typeface
- Your disclaimer, shown on every estimate
- Closing fee, title search, endorsements, recording fees
- Municipal lien fees, city by city
- Which rows appear, and who pays what by county
- Who on your team has portal access, and who can publish
LexSheet maintains
- Documentary stamp tax on deeds and notes
- Intangible tax on the mortgage
- The promulgated title premium and reissue schedules
- County recording fee schedules
- Every rate table, versioned, so an old estimate stays explainable
Putting it on your site
Six lines, on the website you already have
Your web developer pastes this into a page. It works on GoDaddy, WordPress, Squarespace, Wix, and custom-built sites, and requires no access to your site’s code.
You provide the exact address it will appear at. Only approved addresses are permitted to display the calculator, and that restriction is enforced by the visitor’s browser rather than by a setting.

See it with your firm’s fees
Send your fee schedule and LexSheet will configure a calculator under your branding for you to review before committing to anything.
